WHO WE ARE!
Luxus Caribbean is a property management Company that operates locally in Playa de Carmen. We are a big enough company that can function with low operating costs, and small enough that we provide personal attention to each one of the properties we manage. 
Our services are divided in 3 sections: 

PROPERTY MANAGEMENT.
Weekly inspections.
Maintain property by contracting for maintenance services; supervising repairs.
Enforces occupancy policies. 
Create a balance sheet, monthly. 
Supervising payments of all bills to warranty services.
Keeping control of inventory, usage and condition of the home.
Keeping control of the electrical usage.
The cost for this service for you condo is $100 USD per month paid every 1st of the month, this will cover administration and operation cost.

MARKETING.
Establish rental rate according to the current market.
Promoting through Airbnb, booking and referrals, to warranty the best possible ROI. In this case, funds collected will go directly to your account.
(20% standard commission, is this percentage we include the commission of websites and agents) Dealing with questions and concerns of all guests. 
Coordinate cleaning services ($300 pesos) and laundry services ($300 pesos) per booking, a statement of all the expenses will be sent at the end of the month with in your balance sheet. 
Personalized Check in and check out.
Collecting and enforcing, if necessary, damage deposit.
Review of the inventory and condition of the home at check out to enforce damage deposit policy.

CLEANING, AMENITIES AND CONCIERGE SERVICE.  
(For owners who are responsible for promoting their own property)
Check-in, check-out and during stay cleaning service. (Does not include cleaning products) $300 pesos per event.
Deep cleaning, previous quote.
Upholstery cleaning, previous quote
Laundry (taking, bringing and checking linens for stains) $ 300 pesos per event includes the cost of the laundry.
Greet and dispatch guests ($150 pesos per event)
Why to use a property manager? 
Promoting and maintaining a property can be a full time job. We can provide many examples that show our weekly visits have saved headaches and a lot of money to homeowners. 
Property managers handle daily operations, such as paying bill, dealing with providers, collecting payments, keeping owners informed of maintenance issues. 

ACCOUNTING SERVICES 
We can assist you with the understanding of how property taxes work, and help you with the payments.
